COSTA BLANCA / LOCATIONS

Find the setting. Then understand the site.

Use the location to start a conversation, then assess the exact parcel. Two plots in the same town can lead to very different construction decisions.

Moraira & Teulada: connect daily life and the plot

Our office is in Moraira. When considering a home in the wider Teulada–Moraira area, think about the everyday journey to the property, parking, access and the relationship between indoor and outdoor spaces. Bring the exact location rather than only an area name.

Discuss orientation, privacy and the intended level of maintenance alongside the view. Ask your appointed professionals to establish the planning position and the technical information needed for the proposed building. An attractive location does not remove the need for parcel-specific checks.

Benissa: compare the complete setting

For a Benissa proposal, explain whether you are considering a coastal location, an inland setting or a property closer to the town. Keep the intended use clear: a permanent home and a seasonal base may have different priorities for access, storage and maintenance.

Ask how the exact site affects the concept, external levels and service routes. Avoid transferring assumptions from one part of the municipality to another. A useful shortlist records the documents received, unanswered questions and the intended home, not only the purchase price and land area.

Calpe: review the house and its surroundings

A Calpe project should begin with the actual parcel and proposed works. Review the approach, neighbouring buildings, outdoor privacy and how the design would sit on the land. If levels change, ask which investigations and design details are needed to understand the implications.

Include the pool, parking, boundaries and terraces in the early scope discussion. Their relationship with the house can influence the budget even when they are priced separately. Bring any existing plans and municipal correspondence to the first professional review.

Jávea & nearby northern Costa Blanca locations

For a proposed home in Jávea, Benitachell or another nearby area, send the address or reference and your current information pack. Describe the use of the home, approximate accommodation and outdoor requirements. The first conversation can identify which checks and design decisions come next.

Availability and project fit should be discussed for the actual location and scope. We do not imply that every location has the same administrative route, construction conditions or service arrangements. Your appointed team should verify the information relevant to the parcel.

Beyond the immediate area

The Costa Blanca covers a broad coastal region, and a regional search can include very different local markets. If your project is elsewhere, contact First Estate Construction with its location before assuming that the team can take it on. Clear information helps establish whether the proposal is a suitable fit.

Use the same comparison framework wherever you look: intended lifestyle, exact land information, relevant professional checks, complete construction scope and realistic next actions. Do not choose a plot purely because a neighbouring house resembles the one you hope to build.

What to include in a location enquiry

Send the town, exact location or listing, land reference if available, current stage and the home you have in mind. Add drawings, surveys and any questions already raised by your advisers. Explain whether you need help discussing an early idea or have a defined package ready for a construction quotation.

For deeper preparation, read the building-plot guide and the home-building guide. When comparing locations, keep a written list of unresolved points so each site can be assessed on the same basis.
